Bundy, Bond and Chapman Lettings is not VAT registered. All prices are shown without any VAT.

This is for landlords who do not want the stress of day-to-day management or dealing with tenants. We will find you a tenant, assess their eligibility as well as take charge of the overseeing of the the day-to-day management issues with the property.

This service includes:

  • Free Market Appraisal and Lettings Advice
  • Free Advertising on Property Portals
  • Tenant Reference and Credit Checks
  • Inventory
  • Tenancy Agreement
  • Registering the deposit with an approved Government deposit scheme. We will then hold the deposit monies in our designated client account through the course of the tenancy
  • Check in with the tenants
  • Forward Rental Payment to Landlord's elected account each month
  • Send Monthly Rental Payment Statements to Landlord by email or post
  • Property Inspections will be carried out every three months to check the condition of the property
  • Instruct tradesmen to carry out repairs with the Landlord’s consent when necessary
  • Serve required notice where applicable
  • Check out with the tenants at the end of the tenancy

This is where we find a suitable tenant for your property where the landlord wishes to oversee the day-to-day management of their property. We will arrange and accompany all viewings, carry out credit and reference checks and draw up a tenancy agreement.

With intro only, our duty ends as soon as contracts are signed by the tenant moving in and funds are transferred into landlords account.

We now offer a rent collection service for Landlord’s who aren’t looking for a full management service, but want more than an introduction only service.

We will collect the rent from the tenant each month and forward payment to the elected rental account minus the agreed fee.

For Tenants

When applicants have been accepted as tenants in principle by the landlord, they will be asked to complete and return the Tenants Guide to Renting and the Personal Information Form and pay a Holding Fee which is equivalent to one weeks’ rent. The one weeks rent will be offset against the final amount due at the start of the tenancy. Please note the Holding Fee is non-refundable in the event that the references are unsatisfactory or you withdraw from the proposed tenancy.

On receipt of the Holding Fee and completed application forms (all information must be supplied in the utmost good faith) and once the initial terms (start date, pets etc.) have all been agreed between the Landlord and prospective tenants, we will then apply for references.

Prospective tenants will need to supply two forms of identification prior to the referencing process :-
1. Proof of photographic identity – passport or driving licence
2. Proof of address – utility bill or bank statement showing your current address.

A deposit equivalent to one month’s rent will be required unless stated otherwise. The deposit will be registered with an approved Government tenancy deposit scheme and confirmation of this will be supplied to the tenant, either by the agent or the landlord. This deposit cannot be used by the tenant for payment of rent either during or at the end of the tenancy.

Pets

If you do have a pet and you are looking for a property through us, please let us know and we will do our best to help you. When a landlord does allow a pet you may be asked to pay a five week deposit.
